In our preparation for an upcoming audit, we are looking for some guidance on how to properly perform documented risk analysis of external environment and land use

Do a quick google earth search of your business address.  See what other businesses are around you and how the land around you is being used, commercial, agriculture, etc. and then do  a basic risk assessment on issues that are likely to occur.  For example we have a corn field near us so it is Agricultural and the risk would be chemicals and such they would spray.  How do we mitigate those risks?  Well our building is fully enclosed, our product is fully wrapped, raw material, finished product, equipment, etc. is not stored outside.  Thus are risk is very low.
