In a wet, acidic, sometime steamy environment, we have had challenges with rust and peeling paint. I have set the challenge to myself this year to find a more preventative approach to dealing with these issues rather than addressing them after they land on the corrective action log. Any input on how to stay on top of building maintenance? I equated it to getting your oil changed in your car during our annual review, the problem is, we don't have an owner's manual to tell us how often we need to repaint.

hello,
You can try a polyurethane anti rust primer for metal subtrates(swepco). this can be used as a base coat sa well as a top coat. For peeling paint try Owatrol Oil is the Number 1 (paint adhesion). or you can paint 2-3 times a year. (ever/y months) ic
