Has anyone use a Biofilm detection test, such as TBF300 marketed by Betelgeux or Biofilm detector Kit marketed by Realeo?
In theory, they are selective dyes to the polymer matrix of the biofilm, but they really work?

Hmm... I'm sceptical. We had some floor damage where we had some harbourage but the floor damage was so minor and so small you would not have seen it but on your hands and knees. We used this and there was no biofilm but when we replaced the floor surface, the micro issue went. To be honest, IMO they're a bit like ATP swabbing, it's an indication but not an absolute. I'd go back to basics and ensure you are cleaning effectively unless it's a really specialised location.
